A 280-acre reservoir in the forest where Winnie the Pooh was set is on the market for £1.2m.
Weir Wood Reservoir is in the picturesque Ashdown Forest, famous as the setting for AA Milne's stories about his son Christopher Robin's stuffed bear.
The beautiful plot of countryside includes 280 acres of water, 23 acres of open grassland and woodland and two clubhouses.
The site already rakes in an annual income of £80,000 but the new owner will have plenty of options to increase that.
